Contract Change Orders Summaries
CO 07 – Stairwell Flashings (Feb 23, 2026): The existing sheet-metal closure flashings along one vertical edge of the stairwell glazing assemblies were found to be poorly secured and too flimsy to hold new sealant properly. Lor-Issa will remove and replace these flashings at all 33 stairwell locations, using 45 stock pieces of new sheet-metal flashing, and apply additional sealant beads to seal the joints. The contract price increases by $9,870.00 plus HST of $1,283.10, with no change to contract time.
CO 06 – 12th Floor Bay Window Canopy and Curtainwall Connection Revisions (Feb 11, 2026): Site investigations showed that the original plan to shore and leave the existing bay window canopies and brick veneer in place was not feasible. Lor-Issa will remove the existing canopies and brick above 12 bay windows up to the roof-level shelf angle, install new site-specific curtainwall clips per the Connection Shop Drawings, install new lintels, reinstate the brick, rebuild the canopy framing, and install new metal canopy roofing. The contract price increases by $110,496.00 plus HST of $14,364.48, with contract time impact to be determined after the first one or two canopy replacements are complete.
CO 05 – Installation of New Longer Lintels at 12th Floor (Feb 11, 2026): The original design assumed the existing lintels could be reused with minimal masonry removal, but further review found this would leave the lintel bearing on new masonry butt-jointed to existing masonry, which is structurally inadequate. Lor-Issa will extend brick removals 175 mm above the existing lintel at each of 33 flat window openings on the 12th floor, install new lintels 300 mm longer than the window opening width with 150 mm bearing onto existing masonry on each side, and fully reinstate the removed brick. The contract price increases by $38,319.60 plus HST of $4,981.55, with no change to contract time.
CO 04 – Curtainwall Revisions Based on Mock-up (Feb 11, 2026): Following the curtainwall mock-up review, several design refinements were identified that were not captured in the original tender documents. Lor-Issa will add fire stop material at slab edges where the curtainwall shifted outward, revise jamb detailing at flat windows with U-shaped flashing and prefinished metal closure flashing, replace blocking under all first-floor window sills at 44 locations, and install metal flashing end dams at each end of 990 shelf angle locations to improve brick cavity drainage. The contract price increases by $96,665.00 plus HST of $12,566.45, with no change to contract time.
CO 03 – Credit Cash Allowance Item 29 (Dec 3, 2025): The original tender included a $50,000 cash allowance to cover the cost of any additional IGU replacements that might be needed beyond what was known at the time of bidding. Since CO 01 and CO 02 addressed the actual additional IGU replacements at a combined cost of $48,220, this CO credits the full cash allowance back to the contract. The contract price decreases by $50,000.00 plus HST of $6,500.00, with no change to contract time.
CO 02 – Additional IGU Replacement (Nov 17, 2025): During site visits to measure stairwell and corridor glass units, Lor-Issa identified two additional failed IGUs at Stair A on the 10th floor that were not captured in the original BPA survey, likely because the cold weather made the fogging more visible on the day of the visit. Lor-Issa will remove and replace these two units using the same glass specification as CO 01, with new 5/8" tempered, Low-E IGUs. The contract price increases by $3,700.00 plus HST of $481.00, with no change to contract time.
CO 01 – IGU Replacement and Cap Bead Installation (Oct 21, 2025): The tender documents did not capture the full extent of failed glazing in the stairwells and corridors, so this CO covers two related items. First, Lor-Issa will remove and replace 24 failed IGUs on floors 2 through 11, installing new 5/8" tempered, Low-E glass units with warm edge spacers and replacing any PVC retainers with aluminum where needed. Second, Lor-Issa will install exterior cap bead seals at all glass-to-frame junctures and split-mullion joints across the building, which was added while the swing stage is already mobilized to reduce the scope of future Phase 2 exterior repairs. The contract price increases by a total of $70,520.00 plus HST of $9,167.60, with no change to contract time.
